When the students of Omega House and their friends enter their senior year of college, they are forced to make key decisions about their futures, but they relieve their pressure by getting into a series of romantic antics. When Dean Loward finally closes a problem fraternity house, the university uses it for overflow housing, placing four freshmen under the supervision of the former fraternity president and his sometime girl friend.

Rush week places the residents of Omega House in a variety of erotic positions. When Jose naively attempts to help a young woman and is jailed his roommates plan a jailbreak. Freddy makes his on-screen debut in a gonzo erotic film and James seeks to double his pleasure. While Ophelia finds that women are not all that is being exploited, Jose learns that his new girlfriend is not as nice as she made him believe.

Meanwhile, Jose and Freddy try to learn the secret of nerdy John Silverman's success with the ladies. In the season finale, Ophelia receives the news that she won her grant and will be leaving for Borneo in a week. The end of the semester means that friends will be parting and the gang quickly plans a party where a number of surprising twists ensue.

It's a new school year and the gang's not all here. Dean Loward is determined to rid the campus of Omega House and his plan includes demolition. James attempts an intervention with the demo man by reviewing the events of the previous school year.

One returnee is Karen who protests the destruction of he campus home. She returns along with her soon to be divorced father and stepmother.

Daddy suggests that Karen and her friends live this year in his vacation home. Karen agrees and thus, Omega house moves to a luxury dwelling where James continues reliving memories of the previous year.
